Nobody handed me a roadmap.
That turned out to be the point.

I was scanning products in a retail store when I stumbled on a YouTube video about SEO. I don't know why I watched it. I don't know why it stuck. But something shifted. I went home that night and kept watching. Then the next night. Then the next. Within a few months I had taught myself enough to land a job at a digital marketing agency on Long Island, and I never looked back.

I started freelancing on the side almost immediately. Small clients, late nights, weekends. Within two years I was making more from my own clients than from my actual job. The math was obvious. The decision was not.

Leaving felt terrifying. Everyone around me had an opinion. Keep the stable job, build the side thing slowly, don't risk it. And honestly I understood that. I had no safety net, no family business to fall back on, no investor writing me a check. Just clients I'd built myself and a bet that I could figure out the rest.

I took the leap anyway.

The ceiling disappeared. No more splitting focus. No more half measures. I grew faster in the first year on my own than in everything that came before it combined. Looking back it's the single best decision I've ever made, but I won't pretend it felt that way at the time.

I started Exponential Growth, a white label marketing agency, and built it to mid six figures. For the first time I wasn't just doing marketing. I was running a business. Building a team. Figuring out operations. Learning what it actually costs to grow something and keep it running. That period changed how I think about everything.

Then I started looking into real estate investing and everything changed again. Most people see self storage as a boring, passive asset. I saw something nobody else in my world was talking about. It's one of the only real estate asset classes where SEO and PPC directly increase the value of the property. You're not just filling units. You're building equity. For someone with my skillset that wasn't just an opportunity. It was an unfair advantage.

I started taking on self storage marketing clients. It worked faster than I expected. Then I made the hardest call I'd made since leaving my job. I shut down Exponential Growth. Intentionally. To build something bigger.

That something is StorIQ. AI agents built specifically for self storage marketing. GBP management, PPC optimization, offline conversion tracking, and marketing intelligence. It's the software I wished had existed when I was running campaigns for facilities manually. Now I'm building it instead.

Along the way I started acquiring facilities through Submission Capital, my self storage investment firm. One in Texas. One in Pennsylvania. Owning the assets I spent years marketing for other people closes the loop. I now understand the operator's perspective from both sides of the table, which makes me a better partner to every facility I work with.
